The Government recently proposed to relax the overall plot ratios of 37 public and private housing sites in Kwu Tung North and Fanling North, with a 30% increase in development density for public housing and a 20% increase in development density for private housing. The developer, Chunjiang Plumbing Duck Prophet, has already made arrangements. Among them, SHKP has applied for a relaxation of the development density for 8 of its New Territories projects in just one year, involving a total of 35,961 units, which is equivalent to the projection of "Long Strategy" every year for the next 10 years. 1.8 times the private housing supply target of 12,900 units.

Expanded from 90 bungalows to 2589 residences

Among these 8 projects, some projects may be the first to "run out" this Friday. According to the documents of the Town Planning Board, the Kwu Tung South site is scheduled for deliberation this Friday, involving 2,589 units. The planning department documents show that the department has no objection, and the project is expected to have a great chance of passing.

According to the data, SHKP was approved to develop the above site as early as 2008, allowing 90 houses to be built at a rate of 0.4 times, and then to apply again in September 2018 to develop 1,573 residential units at a plot ratio of no more than 3 times. , the residential floor covers 1.213 million square feet, and its development plan was approved in September 2019. As of December 30 last year, SHKP again applied for planning permission from the Town Planning Board. It is proposed to slightly relax the plot ratio and height restrictions, and the number of units will increase by 1,016 units or 65% to the latest 2,589 units.

Residential floor area of 1.21 million square feet

It is understood that the project covers an area of 404,300 square feet, and the development parameters are close to the approved plans. Among them, about 1,212,900 square feet of residential floor space can be built, 10,800 square feet of commercial floor space and 12,900 square feet of parking lot. , with a total floor area of 1,236,600 square feet. In the future, 12 residential buildings of not more than 21 storeys and 2 mixed-use buildings of 20 storeys will be constructed on the site.

The Planning Department pointed out that the plot ratio proposed by the applicant to be relaxed is only 0.059 times, and the height is only 6.5 meters higher, which is quite slight, and the intention is to provide covered traffic parking to facilitate future residents and nearby villagers to travel. In addition, the application proposal is also in line with the "Comprehensive Development Area (1)" zonePlanning intention, and the applicant has reserved a place to provide social welfare facilities, so there is no objection to the application.

More than 30,000 people lined up to apply for 7 projects

Industry insiders pointed out that this application is an application to amend the planning permission under Article 16A, and the changes are not significant. However, the remaining 7 applications were all applications for rezoning under Section 12A of the Ordinance, and the scope for relaxing the development density was also quite large. Relatively speaking, it was relatively difficult for the Town Planning Board to pass the application, and sufficient justification was needed. Therefore, the approval of the planning permission this time cannot be regarded as the same as the approval of the subsequent seven applications (involving more than 33,000 units). It is worth noting that, on September 23, there are 3 new projects scheduled to be reviewed on the same day, involving 25,400 units. The opinion of the Planning Department at that time will be more indicative.

Jinchaoyang Kwai Chung Industrial Building is expected to be approved

On the other hand, South China Cold Room Building, No. 13-17, Wah Sing Street, Kwai Chung, Jin Chaoyang, is currently zoned as an "industrial" site. In October last year, it applied for redevelopment into a new 27-storey industrial building, involving about 218,000 square feet of floor space. , its application was approved in March this year. However, in May this year, Jin Chaoyang applied to the Town Planning Commission to rebuild a data center with a height of 20 floors (including a basement), involving 218,100 square feet. The Planning Department has no objection. It is expected to be approved on Friday. Year completed.
