美孚新邨4期百老滙街105號2房戶減至$528萬成交

美聯物業美孚美孚三期分行區域聯席董事邱漢榮表示,該行連環促成美孚新邨2宗買賣個案,包括有2房單位剛以528萬沽予外區租客,另區內分支家庭以$580萬承接2房,呎價不足萬元。美孚新邨本月暫錄9宗成交,平均呎價$$10,600,

邱漢榮稱,該行促成美孚新邨4期百老滙街105號中層A室,實用面積496呎,屬2房間隔,望園景,間隔實用,據悉,單位放盤4個月,原叫價$660萬,一度降價至$590萬,現再減至$528萬成交,獲一直租樓外區客承接,累減$132萬,折合實用呎價$10,645。資料顯示,原業主於2001年10月以$146.3萬購得,是次轉手帳面獲利$381.7萬,升值2.6倍。

另美聯物業美孚曼克頓山分行首席高級營業經理林海成表示,該行促成美孚新邨5期蘭秀街18號低層C室,實用面積614呎,屬2房間隔,望內園,由於該座位置鄰近港鐵站出口,非常方便,吸引區内分枝家庭客承接,成交價$580萬,據悉較單位原放盤叫價$690萬,調減$110萬,折合實用呎價$9,446。資料顯示,原業主於2011年1月以$430.8萬購得,是次轉手帳面獲利$149.2萬,升值35%。
