[1. Beware of unlicensed agents]: Before viewing a property, ask the agent to show their Estates and Housing Authority (EAA) license. Unlicensed agents offer no guarantees and bear no responsibility. If in doubt, verify the information on the EAA website: https://www.eaa.org.hk/zh-hk/Licence-list
[2. Beware of fake listings]: Fake listings, extremely low prices, and exaggerated area are mostly used to attract customers. Compare real estate advertisements with actual transactions; for price negotiations and any conditions, ask the agent to talk to the owner.
[3. Be careful when viewing properties on-site]: Observe the properties yourself, do not blindly trust the agent's selling points, pay attention to flaws, and ask the agent to ask the owner if necessary.
[4. Area Use Must Be Clear]: In Hong Kong, the gross floor area of commercial and industrial properties is used for industrial buildings/offices/shops/parking spaces. Agents must disclose and match the area.
[5. Pay attention to industry licenses]: The company's facilities must meet the licensing requirements of your industry. You can ask your agent to find a license consultant to understand.
[6. Be careful when signing a lease]: Once you sign, it's a done deal; make sure you understand the rent, deposit, term, rent-free period, and miscellaneous fees. Every clause and note has legal effect, so have your agent explain each item to you.
[7. Stamping is mandatory]: The lease is valid only if it has been stamped. It can serve as proof in case of disputes. Have an agent handle it.
