Following a maximum discount of 15 per cent, the average discounted price per square foot was HK$28,655, 7.2 per cent higher than the average discounted price of HK$26,718 on the first price list. However, Helen Fung, director of sales at Chinachem Group, says that the newest batch of 45 units will be launched at original price, taking into account the number of floors available, as well as flat views and orientation.
Ranging from 327 to 960 square feet in saleable area, the newest batch of homes include one one-bedroom, 29 two-bedroom and 15 three-bedroom flats, which will be put up for sale at a discounted price of HK$8.3 million to HK$30.8 million, and at a discounted price of HK$25,500 to HK$32,800 per square foot.
According to reports, Sun Hung Kai Properties’ (SHKP) University Hill Phase 2B development in Tai Po has received more than 5,200 registrations, more than 27 times oversubscribed. The 185 flats on the price list will be released tomorrow.
El Futuro in Kau To Shan to invite bids for 20 special units next Monday
In other news, CK Asset’s El Futuro project in Kau To Shan will put up 20 four-bedroom units tenders for sale next Monday, with usable areas ranging from 1,189 to 1,226 square feet. Guo Zi-wei, chief manager of sales at CK Asset, said that this time, 20 four-bedroom special units will be put up for sale. Among the units, two will be brand new. The flats are Room C on the 2nd floor of Block Two with a saleable area of 1,189 square feet and a 123-square-foot terrace, and Room A on the 25th floor of Block 2 with a saleable area of 1,217 square feet and a 444-square-foot rooftop with a jacuzzi. The target price per square foot is expected to reach HK$30,000, which is expected to surpass the project’s most expensive unit in price per square foot. A total of 189 units were sold, generating over HK$2.87 billion.
Held by the Ho family for 15 years, four four-bedroom units of 46 Plantation Road on the Peak will also be put up for tender next week, measuring 4,060 to 4,432 square feet. Two four-bedroom units of The Knightsbridge in Kai Tak, jointly developed by Henderson Land and other local property developers, were sold by tender yesterday, cashing in HK$107.6 million, both flats at a price of HK$38,929 per square foot.
Montego Bay to offer discounts of up to 10 per cent for professionals
Wong Siu-hung, marketing and sales director at Minmetals Land, said that two new discounts are available for 10 designated two-bedroom units in Yau Tong, Lei Yue Mun at about HK$10 million, targeting youths (under 40 years old) / professionals and the 120-day early settlement discount, permitting up to a total of 10 per cent rebate on flat prices.
Baker Circle-Euston in Hung Hom, a subsidiary of Henderson Land, announced revisions in price list No. 1C. Its developer reduced prices of 20 one-bedroom units by 3.5 per cent, to be sold this Saturday at discounted prices of HK$5.3 million to HK$5.6 million, following a maximum discount of 10 per cent, with a discounted average price p18er square foot of HK$20,082.
In addition, Sun Hung Kai Properties’ Guangzhou South Station ICC appointed Centaline Property as its local sales agent. 20 two- to four-bedroom units of the project’s Phase development will be sold this Saturday, measuring about 67 to 123 square metres in size. The admission price of the two-bedroom units is about HK$3 million, and the flats will be available from the first quarter of 2025.
