東鐵綫過海段提早在5月15日通車，由紅磡站前往金鐘站的時間，由以往約20分鐘，大幅縮短至7分鐘，紅磡區的樓盤率先受惠。當中距紅磡站只約5分鐘步程的都會軒，早在通車之前，已有買家偷步入市，3月錄約5宗成交，按月大升4倍。

而今集參觀的兩房放盤，業主也因東鐵綫過海段通車，將放盤叫價由最初900萬元，加至940萬元，甚至略高於銀行估價。單位為實用面積477平方呎的兩房戶，間隔方正實用，但廚房、浴室均不設窗戶。屋苑雖被差估署歸類為住宅，但開則設計類近服務式住宅，跟一般私樓有所不同。若果購入投資或自住，有何需要注意地方？
