荃灣舖呎租264元 貴過尖沙咀銅鑼灣

連出租舖位也獲檔主瘋狂搶租。喜來登旺鋪最新表示,位於荃灣沙咀道254-256號地下舖位,業主早前把舖位分隔成4個舖位招租,面積300至800方呎不等,獲多名租客搶租,最後獲生活百貨、海味及麵包店等租用,月租合共35.3萬元,較舊租升21%,平均呎租約173元,個別成交呎租高達264元,超過部分尖沙咀和銅鑼灣核心區街舖價位。

喜來登旺舖葉德榮表示,沙咀道254-256號地舖建築面積為約2,050方呎,閣樓建築面積約1,000方呎,原由新鮮食品超市租客以租金29萬元承租。後來把地下舖位分成4個舖位出租,現時4間舖位總租金高達35.3萬元。

拒絕果菜店餐廳搶租

喜來登旺舖指,首輪招租自去年尾展開,反應非常熱烈,地下4個舖位每個舖位均有數名租客競逐,以現時零售市道來說實為近年罕見。該行續稱,業主對出租條件及租客也有一定要求,首先行業不可重複,而且租客要穩健並迎合區內消費,曾有數名經營果菜及餐廳租客出價非常積極甚至願意承租整批舖位,但業主最終顧及現時營商環境,均把該類租客一一婉拒。
