山頂南區豪宅買賣按季增近五成

宅市場交投亦隨大市攀升。美聯物業山頂南區豪宅高級區域營業董事方富義表示,該行統計今年首季山頂南區合共錄得約48宗成交,成交額76.05億元,較去年第四季錄得近五成及逾九成的飆升。隨着大市氣氛續熾熱,加上山頂地王效應帶動,預期次季山頂南區豪宅表現將持續向好。

成交金額飆92%

方富義稱,根據該行統計的山頂南區物業交投表現,單計3月份已錄得約22宗成交,成交額達29.44億元,並持續3個月錄得升幅,可見資金積極入市豪宅。若以今年首季去統計,該區共錄得48宗買賣成交,較去年第四季錄得的33宗,大幅上升約45.5%,至於成交金額則錄得76.05億元,較去年第四季的約39.6億元飆升約92%。

另外,由於受惠山頂洋房推售,刺激區內逾億元超級豪宅的交投,首季區內逾億元成交便達12宗,較去年第四季的9宗上升約33.3%,至於成交金額則錄得約59.44億元,較去年第4季的27.97億元上升約1.125倍。

若按一手及二手成交劃分,今年首季共錄得9宗一手成交,均為逾億元成交,成交額合共約40.39億元,較去年第四季升約2倍及近8倍;至於二手交易則錄得約39宗,上升約三成,而成交額則錄35.66億元,亦錄得輕微升幅。方富義稱,隨着疫情緩和,加上市場憧憬通關,相信資金將追捧優質物業,第二季山頂南區超級豪宅續見支持。
