首季CCL升2.33%

二手樓價的中原城市領先指數CCL報180.33點,按周跌0.33%,惟首季仍升2.33%。

中原地產研究部高級聯席董事黃良昇指出,近四周CCL四大整體指數持續齊升齊跌,走勢一致。即使今周齊跌,但四大整體指數仍比上一次低位高,每次高位亦比上一次高,走勢顯著向上。近四周計,CCL累升1.78%、CCL(中小型單位)累升1.49%、CCL Mass累升1.17%及CCL(大型單位)累升3.37%,整體樓價向上趨勢明顯。在用家支持下,CCL目標將挑戰190點,期望年中前後達到。

CCL Mass報182.48點,按周跌0.55%;CCL(中小型單位)報180.5點,按周跌0.34%;CCL(大型單位)報179.48點,按周跌0.30%。四大整體指數上周同樣急升後,今周正常回軟,但仍然高於各自的低位。CCL較前周低位178.59點高出1.74點、CCL Mass高出1.44點、CCL(中小型單位)高出1.44點及CCL(大型單位)高出3.26點。

該行表示,四區指數今周一升三跌,新界西樓價指數報168.65點,按周升0.48%。新界東報192.31點,跌0.49%。九龍報178.29點,跌0.54%。港島報184.13點,跌1.51%。

四區樓價 港島首季獨跌

回顧首季表現,CCL升2.33%、CCL Mass升1.77%、CCL(中小型單位)升2.16%、及CCL(大型單位)升3.27%。四區樓價指數方面,新界西升5.76%、九龍升1.66%、新界東升1.06%、港島跌0.97%。
