藍籌屋苑呎租半年首回落

本港的租務旺季尾聲,租金繼早前連升六個月後首跌。利嘉閣地產研究部主管陳海潮表示,傳統上八月均為租賃旺季最後一個月,今年受着市場多個不利因素影響,租金跟隨大市而提早回落,料租賃後市漸偏淡。綜合利嘉閣地產研究部數據所得,2019年八月份全港50個指標屋苑的加權平均實用呎租報37.46元,較七月份的37.90元回落1.2%,繼早前連升六個月後首度回落,至於今年首八個月租金累計升幅錄近4.5%。

租賃跌逾16% 四個月新低

陳海潮指出,受社會風波、中美貿易戰及香港評級被降等多個不利因素先後困擾下,樓價於八月份顯著下跌2.6%,租金亦同樣受累而罕有地在八月份回落。踏入九月份真正旺季結束,加上社會風波未見平息,料租金將持續受壓;預期50指標屋苑租金在九月份將橫行或續有0.5%以內的輕微跌幅,而租賃宗數亦有機會跌破千宗水平,料跌5%至10%,處於900宗至950宗的水平徘徊。

八月份50指標屋苑租賃交投錄得1,001宗,較七月份的1,195宗減少16.2%,為近四個月以來最少,惟亦連續四個月錄逾一千宗租賃交投。
