指標屋苑成交41周最靜

數據,全港50個指標屋苑於上周(8月5日至11日)僅錄36宗買賣,較前周(7月29日至8月4日)的48宗再減25%,連跌三周並創自去年10月底以來的41周(即逾九個月)新低。

利嘉閣地產董事陳大偉指,社會氣氛未明,資金未敢輕舉入市,加上只有個別二手業主願意減價吸客,令買賣雙方陷入拉鋸局面,故此預料短期內的50指標屋苑買賣成交量仍會較為受壓。

從分區來看,港島區8個指標屋苑上周錄5宗成交,按周減29%。至於九龍區21個指標屋苑錄11宗交投,環比再減35%。而新界區21個指標屋苑錄20宗買賣,減少17%。其中,維景灣、康怡花園、太古城及柏慧豪園僅得1宗成交。

30屋苑一周零成交

另外,全港50個指標屋苑上周共有30個零成交,較前周的23個增加30%。九龍及新界各佔15個及11個。港島區則佔4個,包括南豐新邨、杏花邨、藍灣半島及海怡半島。
