沙田第一城40座中層2房戶議價後以約$443.8萬成交貶值約9.6%

中原地產 - 陳廸豪經理表示，利好消息帶動下，近日二手交投氣氛向好，沙田第一城本月暫錄15宗買賣成交，較上月同期增加約2成多，平均實用呎價約$12,927。分行剛促成40座中層F室，單位建築面積395平方呎，實用面積284平方呎，2房間隔，開價約$450萬，議價後以約$443.8萬成交，平均實用呎價約$15,627。

陳廸豪表示，新買家為上車客，見上址間隔合用，價錢合理，即承接單位自用。原業主於2019年以約$491萬買入單位，持貨約6年，帳面蝕約$47.2萬，貶值約9.6%。
