沙田中心H座中層2房戶$410萬易手期內貶值約10.9%

中原地產新界東豪宅白石角第一分行經理梁建禮表示，本月交投氣氛持續正面，沙田中心本月暫錄約3宗成交，屋苑最新錄H座中層H室，單位建築面積356平方呎，實用面積292平方呎，2房間隔，開價約$450萬，日前議價後以$410萬沽出，實用平均呎價$14041。

據了解，新買家屬投資客，見屋苑交通方便，單位價錢合理，即購入單位投資收租，單位市值租金約$15000，買家料可享約4.4厘租金回報。業主則於2020年以約$460萬購入上址，持貨4年，是次易手賬面蝕讓$50萬，單位期內貶值約10.9%。
