Following the demolition of the third phase of Tai Wai Pak Ozhuang, which was jointly developed by New World and MTR, due to quality problems, there were serious errors and omissions in the construction of the superstructure of the MTR station. During the routine inspection, the developer found that the 8 main pillars located at the bottom of the turning force layer did not comply with the plans during construction, and its structural strength was insufficient. In reply to Hong Kong Wen Wei Po last night, the developer stated that the main contractor had conducted a comprehensive inspection and amendment to ensure that all structures comply with the relevant ordinances; the amendment did not involve the demolition of any existing buildings, including the eight pillars.

In response to media inquiries yesterday, a spokesperson for Perron’s co-developers said that during the routine inspection of the project’s site supervision team from mid-October to late October, it was found that some of the processes were slightly different from the approval plans. Follow-up, including revision plans or design update plans at the relevant locations, which have been approved by the registered structural engineer.

The spokesman said that during the routine inspection, it was found that there were discrepancies between the bundling process of the eight columns under the turning layer and the approval plan, and the general contractor was immediately instructed to conduct a comprehensive inspection and correction to ensure that all structures comply with the relevant regulations. The amendments do not involve the demolition of any existing buildings, including the 8 columns.

Remediation does not affect the progress of the project

The spokesman pointed out that there are 715 units in the first phase of Perlon, and more than 700 units have been sold. Basically, all of them are affected. However, the site is still in the preliminary construction stage. Therefore, it is believed that the remedial work will not affect the overall project progress.

The MTR Corporation responded that it had received a notification from the project developer and was aware of the relevant follow-up plans. The company has asked the developer to handle it strictly.

Some sources believe that after Pavilia Village, there will be quality problems of construction projects in Hong Kong in the short term, and the situation is serious, but the site is in the early stage of construction, and no concealment has been involved for the time being.

Park Long is the property on top of MTR Kam Sheung Road Station. It is jointly developed by Sino Land, K. Wah International, and China Overseas Development. The contractor is China Overseas Housing Engineering Co., Ltd. The project provides a total of about 2,200 units. Among them, the first phase of Bailong has a total of 715 units. It was launched at the end of April this year. As the first 168 units were launched, the average price per square foot was 17,600 yuan, which was 10% lower than the price per square foot of new projects in the same area. Tickets and long queues were once set off. The rush to buy, the first round of sales has accumulated 13,500 tickets in just one week, becoming the new ticket king this year. The first two rounds have sold about 708 units. Together with the second phase of Belong, 642 units have been sold, and the first and second phases of Belong have sold in just three weeks. 1,350 units were sold quickly, with a total cash-out of over 12.3 billion yuan.
