If the buyer is appointing an agency to find the property, the agent will ask the buy to sign an Agreement that will record the property information. This agreement is to make sure you should buy this property from this property agency or you need to pay the same commission in case you purchase it from another agency. Thus, you should make sure you didn't see the same property with different property agency before you sign the agreement.
However, whether the buyer chooses an owner listed or agency listed listing, he/she should be careful and perceptive when viewing a flat:
The buyer should check out the layout, orientation, materials, decorations, facilities, environment, etc. of the flat.
The buyer should check whether there is any illegal construction and change of layout.
- The buyer should make sure the property is for residential use.
- The buyer should check whether the responsibility of bearing the cost of building's renovation is listed in the Deed of Mutual Covenant.
- The buyer should find out whether the property is bound with any unpaid loans and mortgage.
