NOVO LAND Phase 2A sales brochure to be released today at earliest

As University Hill’s phase 2B project gears up for its third round of 240 units in Pak Shek Kok, Tai Po, the sales brochure for NOVO LAND’s phase 2A development in Tuen Mun will be uploaded today at the earliest, said Victor Lui Ting, deputy managing director at Sun Hung Kai Properties (SHKP). Lui added that the phase 2A project would open show flats and announce prices to the public in the coming week. The entire NOVO LAND series has sold over 2,200 units in just eight months, generating over HK$13 billion in cash. Leung Yuet-kam 


According to SHKP general manager Chan Han-lin, the NOVO LAND phase 2A development consists of three residential towers offering 929 units. Blocks Three and Five will provide a total of 519 flats, ranging from 237 to 1,528 square feet, with open-plan to three-bedroom units and special features. He revealed that prices for these units would have room for price increases of five per cent to 10 per cent. 

The Knightsbridge in Kai Tak plans to invite tenders for the sale of low-rise units 


Developed by Henderson, Wheelock, China Overseas, Chinachem, New World, and Empire Group, The Knightsbridge flats in Kai Tak will soon be put up for sale. Mark Hahn Ka-fai, Henderson agency director and general manager of Sales (2), said that due to great interest in the project’s special units, tenders for the lower-block Harbour Mansion flats will open invitations for tender as early as this week. The seven units, ranging from 836 to 908 square feet, are all three-bedroom units, two of which offer terraces. The development is also partnering with Ricacorp to offer home buyers a 15-day "Summer Cruise to Northern Europe" for two people from now until 30 June, with a quota of five places worth. Each spot is worth about HK$128,000 each, or HK$640,000 combined. 

THE HENLEY II sold 12 units on Saturday 


In a surprise sale, Henderson’s THE HENLEY II in Kai Tak launched 31 additional units. After applying the maximum discount of five per cent, the discounted average price per square foot is HK$28,898 per square foot, which is about 4.7 per cent higher than the last price list issued in July last year at a discounted average price of HK$27,598 per square foot. The new units range from 414 to 542 square feet in size, at discounted prices of HK$9.7 million to HK$18.7 million per square foot. Prices per square foot range from HK$23,458 to HK$34,422 per square foot. This Saturday, 12 units will be sold at an average price of HK$30,199 per square foot. 


In terms of first-hand transactions, Chinachem and the MTR's In One Above at Ho Man Tin Station sold a three-bedroom apartment with a storage room by tender yesterday at a record-breaking price per square foot. 

Three-bedroom flat with sea view at In One Above sells for HK$37.91 million 


Chinachem sales director Helen Fung said that the sale was that of unit D on the 20th floor of Block 1A, measuring 996 square feet in size. The apartment sold for HK$37.9 million at HK$38,071 per square foot. The south-facing flat offers views of Victoria Harbour, visible throughout the house. 


SHKP’s University Hill phase 2B in Pak Shek Kok, Tai Po, also sold four units through bidding yesterday, cashing in more than HK$41 million. Prices for the one- to three-bedroom units ranged from HK$5.9 million to HK$17.4 million, and HK$18,611 to HK$20,991 per square foot.

Among the four flats, the most expensive unit was that of Room A1 on the 15th floor of Block Six, with a saleable area of 936 square feet, three rooms, and a 539-square-foot roof. 


At China Overseas’ One Victoria in Kai Tak, one buyer purchased unit A on the eighth floor of Tower 2B for HK$16.3 million, with three bedrooms and a saleable area of 656 square feet at HK$24,857 per square foot.
