A villa at No. 15 Shouson, developed through a collaboration between Emperor Group, CC Land (1224), and CSI Properties (0497), was sold for over HK$320 million on July 15. The buyer was a mainland Chinese client, and the purchase was made under a 45-day cash payment plan. Notably, this villa was internally transferred in late March 2023 for HK$367 million, making the latest sale nearly HK$47 million, or 12.8%, cheaper.
The property in question is House 12, with a saleable area of 4,696 square feet. It features four en-suite bedrooms, a 1,582 square-foot garden and pool, and a 1,121 square-foot rooftop terrace.
House 12 was internally transferred on March 31, 2023, for HK$367 million, with the buyer being a related party to the seller. According to transaction records, the purchase price was fully paid upon signing the Sale and Purchase Agreement.
However, the villa was recently sold to a mainland Chinese buyer on July 15, 2024, for over HK$320 million, marking a price drop of HK$47 million, or 12.8%, after more than a year and a half.
