(Leung Yuet-kam) - The battle for new homes is about to begin, with Wheelock Properties' KOKO ROSSO in Lam Tin and Sun Hung Kai Property’s (SHKP) NOVO LAND Phase 2B in Tuen Mun going head-to-head. The former is scheduled to open today, with some one-bedroom units priced below HK$6 million, and will offer a special payment plan for young buyers and first-time buyers, with sales to take place next week at the earliest. The latter will upload its sales brochure today and expects to start selling within this month.
First price list released for at least 80 units
KOKO ROSSO in Lam Tin is scheduled to open for sale today. Ricky Wong Kwong-yiu, managing director of Wheelock Properties said the first price list would be for a batch of at least 80 units, focusing on one- and two-bedroom units in Block 6, each for less than HK$10 million, with some one-bedroom units priced at less than HK$6 million. This weekend, the units will be open to the public and collection of checks will begin, with showrooms to open to VIP members tonight, and the units will be put on sale next week at the earliest.
Wong also expressed confidence in the project’s sales, saying that the number of inquiries regarding the project has increased significantly. In particular, 80 per cent of inquiries were made by new homeowners, many of whom were families. The developer aims to launch Project 3B in the second half of the year, with pre-sale documents currently pending approval.
According to the brochure, the CLUB KOKO clubhouse and garden space exceeds 72,000 square feet. Wheelock Properties Assistant General Manager (Project Design and Marketing) Poon Hung-man said that the clubhouse has more than 42,000 square feet of children's indoor and outdoor play spaces, and will provide regular workshops for children to learn through play.
NOVO LAND Phase 2B flat sales brochure to be released today
On the other hand, SHKP General Manager Chan Han-lin said that NOVO LAND Phase 2B in Tuen Mun will upload the sales brochure today, and will announce the price list as soon as possible, hoping to launch the sale within this month. The total area of NOVO Resorts, including public gardens and recreational areas, is about 400,000 square feet. There are 6 major water recreation facilities, covering an area of nearly 32,000 square feet, creating the largest water park in the district.
Han Jia-hui, General Manager of Henderson Land’s Sales (II) Department said, 15 units of The Quinn Square Mile in Mong Kok were released this Sunday with an area of 265 to 447 square feet, a discounted price of HK$5.65 million to HK$11.2 million, and HK$21,312 to HK$25,067 per square foot. Aquila Square Mile in Mong Kok sold a 2-bedroom unit (260 square feet) and a one-bedroom unit (382 square feet) on Sunday at discounted prices of HK$7.391 million and HK$9.707 million, with discounted prices per square foot of HK$28,426 and HK$25,412 respectively.
In terms of new transactions, Seaside Sonata in Cheung Sha Wan, a joint development between Cheung Kong Holdings and the Urban Renewal Authority, was sold yesterday for HK$16.198 million at HK$21,009 per square foot, with 771 square feet of floor area and a 545 square-feet rooftop. In addition, China Resources Land (Overseas) and Poly Property collaborated with Pano Harbour yesterday to add two more transactions, respectively. Block 1, Unit B, 10/F and Block 6, Unit A, 32/F, 1,870 square feet and 950 square feet, sold for HK$81.486 million and HK$35.391 million at HK$43,575 and HK$37,254 per square feet. Pano Harbour sold 21 units this month and the whole project has sold 63 units thus far.
