復甦緩慢 商廈空置7個月新高

同於住宅市場有用家需求支撐,投資性質較重的商廈市場復甦步伐緩慢。美聯工商舖資料研究部最新發表的《商廈快訊》報告指出,5月租務成交量未呈上升,由5個月高位回落。整體甲廈空置率連續三個月錄得上升,最新達9.8%,創近7個月新高。

美聯工商舖營運總監兼商業部董事翁鴻祥表示,近日疫情似有反彈跡象,加上通關前景未明朗,相信寫字樓市場在短期內仍然難以快速反彈復甦。

報告指出,上月甲乙廈售價分別按月跌2%及0.9%,中環甲廈售價更大幅下挫,今年以來累積跌近7.9%,最新呎價跌至29,663元。甲乙廈租金亦錄得輕微跌幅,分別按月跌0.5%及0.4%。其中金鐘、中環的甲廈租金仍彈升乏力,近期成交如金鐘力寶中心中層單位以每呎47元租出,較上一手租金挫逾20%。

另值得留意,市場上即將有全新甲級商廈落成及啟用,包括航天城項目11 SKIES及長沙灣南商金融創新中心,對空置率及租金會構成一定壓力。
