CCL高位爭持 九龍指數破頂

反映二手樓價的中原城市領先指數CCL報189.77點,為歷史第5高,按周升0.01%,連升2周共0.13%,而九龍樓價指數報189.94點創歷史新高。中原分析指,樓價破頂後,港九市區升幅明顯追落後,而新界兩區樓價下跌拖累整體指數,預計短期樓價繼續於歷史高位窄幅上落。

三大整體指數齊升

中原地產研究部高級聯席董事黃良昇指出,三大整體指數齊升,CCL報189.77點,為歷史第5高,按周升0.01%,連升2周共0.13%。大型屋苑領先指數CCL Mass報193.18點,為歷史次高,按周升0.22%。CCL(中小型單位)報190.41點,為歷史第3高,按周升0.05%,連升2周共0.07%。他預計短期樓價繼續於歷史高位窄幅爭持。

四區走勢各自反覆,市區表現最好,九龍樓價指數最新報189.94點,創歷史新高,按周升2.18%,升幅為近3個月以來最大,結束3周連跌。該區指數近6周內2次創新高。至於港島樓價指數報198.98點,為歷史次高,按周升0.56%,連升2周共1.45%,距離自己歷史高位相差僅0.13%。

新界西樓價指數報173.08點,按周跌2.66%,前周創新高後回軟2周共3.07%。近6周新界西樓價指數錄得3升3跌,於173點至178點之間反覆爭持,並非轉勢向下。新界東樓價指數報203.32點,按周跌0.08%,連跌2周共0.78%,距離自己歷史高位相差2.63%。
