銀行為何拒做樓花按揭?

●樓花屬未落成項目,在銀行看來,承造樓花按揭屬於未有現樓作為抵押品的貸款,風險相對承造現樓按揭為高,故銀行一向在確定接納新盤的樓花按揭前,會先進行風險評估,內部亦會設定其認可發展商;今次的事件,反映銀行鑑於恒大目前的財務狀況,對於項目能否如期交樓存有憂慮。

哪些買家會受影響?

●由於恒大有關樓盤距離收樓期不遠,有相當部分買家已完成即供按揭上會,而採建築期付款辦法的買家會於現樓階段才正式上會,今次情況主要影響近月以即供付款方法購入單位又或準備在樓花期上會的買家。據經絡按揭資料,恒大‧珺瓏灣2期及恒大‧睿峰由5月至今,分別有56及2人選用即供付款辦法,當中未趕及上會的人士或會受到影響。

受影響買家怎麼辦?

●建議受影響買家盡快向其他銀行申請按揭,又或考慮將即供轉為建築期付款,待物業落成現樓時上會。
