首季工廈註冊890宗 飆1.6倍

政府「撤辣」加上新盤銷情暢旺,工廈註冊量繼續錄得顯著反彈。美聯工商舖資料研究部綜合土地註冊處資料顯示,今年首季工廈買賣註冊共錄890宗,按年大升逾1.6倍。註冊金額共錄約84.8億元,按年升153.7%。當中3月表現最為突出,工廈買賣註冊錄351宗,較去年同期升約2.1倍,金額約28.56億元,按年同期升約126%。

首季整體工廈售價升1.0%,共有八區的呎價錄得上升,其中屯門區的升幅最為顯著,按季升約4.9%,最新報3,278元。另外有兩區工廈呎價按季錄得下跌,其中紅磡/土瓜灣跌幅較大,按月跌1.2%,最新報5,104元;長沙灣亦微跌0.2%,最新呎價為5,967元。

美聯工商董事陳偉志表示,在市場的利好氣氛帶動下,預期第二季工廈市場交投將繼續向好,前景可望再看高一線。

各區租金表現各異

各區租金則個別發展,當中葵涌最新呎租為13.4元,按季升4.3%;長沙灣、荃灣及觀塘分別最新錄得19.1元、13.4元及18.3元,按季分別升2.6%、2.5%及1.7%。不過柴灣、屯門及九龍灣的租金分別跌2.9%、2.7%及1.9%,最新報13.7元、10.4元及15.1元。
