住宅租金5連跌

踏入傳統租務淡季,租金續呈跌勢。美聯「租金走勢圖」今年1月以實用面積計算的私人住宅平均呎租報34.26元,按月續跌0.4%,連跌5個月,比起去年同期平均36.18元下跌5.3%。然而,月租逾10,000至15,000元單位比率達38.1%,按年增6.9個百分點

逾1萬至1.5萬元個案比率最高

美聯物業首席分析師劉嘉輝指出,若以今年1月與去年同期比較,從該行促成的租務個案計算,1月月租10,000元或以下比率7.5%,比起去年1月5.2%增加2.3個百分點;月租逾10,000元至15,000元租務個案比率達38.1%,為各月租之中最高,按年增加6.9個百分點。

反觀,月租逾15,000元至20,000元租務個案比率錄24.8%,較去年1月25.8%減少1個百分點;至於月租逾20,000元比率錄29.5%,較去年同期的37.8%大減8.3個百分點。
