曼克頓山四房海景戶劈812萬沽

本港新冠肺炎爆發第三波疫情,不少業主情願大幅度減價先行止賺套現,美聯物業吳志輝表示,曼克頓山近日錄劈價成交,有4房單位劈價19%,連車位以3,568萬元沽出,較今年初同類單位低1成。成交單位為曼克頓山2座高層A室,實用面積1,588方呎,屬4房雙套間隔,望維港海景,連1車位,近日以3,568萬元成交,較原叫價約4,380萬元,大減約19%或812萬,折合實用呎價約22,469元。

資料顯示,上址原業主於2007年10月斥資1,998.8萬元購入,是次轉手賬面獲利1,569.2萬元,升值約79%。

海逸豪園三房劈200萬易手

另一中產屋苑同樣錄得減價成交。海逸豪園高層三房套劈價200萬元沽2,100萬元,據利嘉閣地產潘立信表示,市場新近錄得紅磡海逸豪園12A座高層B室的二手成交個案,單位實用面積約1,103方呎,建築面積約1,384方呎,採三房套連工人套間隔,外望享全海景。單位原開價2,300萬元放售,大幅減價200萬或約9%,最終日前獲買家以2,100萬元以交吉形式承接,折合實用面積呎價約19,039元,建築面積呎價約15,173元。
