青衣盈翠半島6座低層3房戶$1,250萬成沽

美聯物業葵涌廣場分行市務經理陳偉健表示,中港全面通關帶動樓價回升,同時刺激買家加快入市,青衣區本月至今僅錄約近百宗二手買賣成交,該行剛促成青衣756實呎兩房戶,以$1,250萬易手,2009年貨升值逾1.3倍。

陳偉健表示,剛成交的盈翠半島6座低層B室,實用面積756平方呎,建築面積951平方呎,為三房間隔。單位去年8月市場叫價$1,448萬,近日下調至$1,398萬。據悉,新買家網上睇樓,憑影片及相片資料決定洽購,而是次成交物業為公司持有並連租約,買家連租約購入,以公司名義入市,即時收租,最終以$1,250萬成交,累減$148萬,折合實用呎價約$16,534,建築呎價約$13,144。以現時租金每月$2.4萬計算,回報約2.3厘。

原業主於2009年以$540萬購入物業,持貨逾13年,賬面獲利約$710萬,期內物業升值逾1.3倍。
