錯判市道！七年蝕七成！宏輝集團沽大角咀兩舖勁蝕8,700萬樓上香港兒童合唱團接貨

近年零售市道低迷，拖累商舖價格。宏輝集團（0183，前稱田生集團）近日以3,800萬元將大角咀形品．星寓地下1至2號舖及外牆兩塊廣告牌出售，呎價約7,792元。相比2018年以1.25億元購入該物業，帳面虧損高達8,700萬元，物業價值大幅貶值近70%。

當年宏輝集團看好大角咀發展潛力，透過收購公司股權方式購入形品．星寓作出租用途，惟持有7年後被迫大幅減價出售。現時舖位由日本城及建材零售商承租，月租合共約15.2萬元，折合約4.8厘回報率，但此次交易將以交吉形式交樓。

新買家為香港兒童合唱團，該團早於2012年斥資1.5億元購入形品．星寓1至2樓舖位連車位作其「西九龍總團」團址，該舖面積25,214平方呎，呎價約5,949元。此次增購地下舖位後，合計持有商舖面積逾3萬平方呎，總投資達1.88億元。
