補地價計算方法

公營房屋要在自由市場買賣,必須先向政府補地價,因為最初買入公營房屋時,政府或房協給予的折扣,其實等同政府付錢保留部分業權,業主要完全轉售業權,便得向政府購回所屬部分。買家要留意,所有未補地價的公營房屋包括夾屋、居屋及公屋若私自買賣均屬違法。

補地價計算方法如下:

補價=補價時市值×{(購入時十足市值-原來樓價)÷購入時十足市值}

假設業主以綠表或白表身份,於今年年頭買入一個200萬元的單位,當時房署給予的折扣為30%,即單位當時的市值為約285.7萬元,如果市值樓價不變,即時補地價的金額為85.7萬元。假設業主看好明年樓價升幅有10%而又「夢想成真」,於明年所需要補地價的金額計算方法如下:(285.7×110%)×(285.7萬元 - 200萬元) ÷ 285.7萬元 = 94.27萬元

可見如預先補地價可省回8.57萬元,令獲利更加豐厚,不過業主在補地價前,有兩點必須要留意。

(1) 要有足夠餘錢,因為補地價須一筆過付清,如因借貸而加上利息成本則不「划算」,同時亦要計算用餘錢投資其他地方有否會有更可觀的利潤

(2) 要看好樓市將有不俗升幅,否則如樓價下跌,則預先補地價會得不償失。
