良景邨銀主盤101萬易手 五年蝕讓39%|8.3萬首期入市 三度借財仔共150萬後爆煲

屯門良景邨再現銀主盤個案。消息指,該單位原業主5年前以未補地價166萬元入市,按5%首期計僅約8.3萬元;惟其後先後向最少3間財務公司以單位作抵押,合共借貸近150萬元,最終爆煲收場,遭銀主收樓放售。近日該單位以101萬元成交,卻不足以「冚數」,賬面較購入價貶值約39.2%。

美聯物業屯門區區域營業董事梁浩文指,該宗成交為良景邨良智樓(4座)中層40室,實用面積349平方呎,以未補地價101萬元易手,折合呎價2,894元。土地註冊處紀錄顯示,原業主於2020年以未補地價166萬元購入,持貨約5年,帳面蝕約65萬元。
