良景邨銀主盤101萬易手五年蝕讓39%｜8.3萬首期入市三度借財仔共150萬後爆煲

屯門良景邨再現銀主盤個案。消息指，該單位原業主5年前以未補地價166萬元入市，按5%首期計僅約8.3萬元；惟其後先後向最少3間財務公司以單位作抵押，合共借貸近150萬元，最終爆煲收場，遭銀主收樓放售。近日該單位以101萬元成交，卻不足以「冚數」，賬面較購入價貶值約39.2%。

美聯物業屯門區區域營業董事梁浩文指，該宗成交為良景邨良智樓（4座）中層40室，實用面積349平方呎，以未補地價101萬元易手，折合呎價2,894元。土地註冊處紀錄顯示，原業主於2020年以未補地價166萬元購入，持貨約5年，帳面蝕約65萬元。
