綠置居淪銀主盤!青富苑兩房118萬拍賣 五年蒸發三成 呎價低同屋苑49%

銀主盤蔓延至資助房屋,青衣一個綠置居單位近期淪為銀主盤。青富苑一伙兩房單位以118萬元(未補地價)推出拍賣,折合呎價約4,155元,較同屋苑現有二手市價大幅折讓近三成。

上述單位為青富苑A座高層32室,實用面積約284平方呎,兩房間隔,可望部分海景。該單位早於2020年由原業主一手向房委會購入,買入價逾164萬元(未補地價)。惟最近該單位被銀行接管,目前由接管人以開價118萬元(未補地價)推拍,較原買入價低約46萬元,帳面貶值約28%,五年間樓價蒸發近三成。

根據市場資料,青富苑屬房委會綠置居計劃屋苑,於2023年3月落成。屋苑至今錄得僅兩宗二手成交,成交戶型為一房及開放式,成交呎價介乎6,093元至8,105元;今次拍賣開價的呎價約較二手市價低約32%至49%。
