中原地產-賴作智經理表示，日前促成粉嶺威尼斯花園1座中層D室，單位實用面積436平方呎，建築面積587平方呎，2房間隔，單位叫價約$420萬，日前議價後以$400萬沽出，實用面積平均呎價$9,174。

中原賴作智指，新買家為區內客，有意入市$400萬以上物業，見單位價錢合預算，間隔合用，即決定以購入單位自用。據了解，原業主於1994年以$185萬購入單位，持貨約31年，是次易手賬面獲利約$215萬離場，單位期內升值116%。
