沙田中心2房議價後以$410萬易手貶值約20.4%

中原地產沙田市中心分行區域營業董事黎宗文表示，日前錄得沙田中心東寧大廈(A座)低層F室，單位實用面積297平方呎，建築面積371平方呎，2房間隔，開價約$450萬，2月減至$430萬，日前議價後以$410萬易手，實用面積平均呎價$13,805。

據了解，新買家為用家，見單位價錢合理，即把握機會入市單位自住。原業主則於2019年以$515萬購入單位，持貨約5年，現轉手賬面蝕讓約$105萬離場，單位期內貶值約20.4%。
