「撻訂之城」洪水橋滙都局勢扭轉！兩房485萬沽炒家賬賺27萬

減息效應下，二手樓市氣氛回暖，部分早前入市的新盤業主成功短炒獲利離場。洪水橋滙都一伙兩房單位新近以485萬元沽出，原業主持貨11個月，賬賺約27萬元。

上述成交單位為滙都3座高層A11室，實用面積439平方呎，兩房間隔，原先叫價488萬元，最終微減3萬元，獲上車位斥485萬元買入自住，實用呎價11,048元。

至於原業主於2024年10月以458.1萬元一手買入單位，持貨約11個月，現轉手賬面賺26.9萬元，期內單位升值5.9%。若扣除包括代理佣金及稅務等費用合共約12.4萬元，料實際賺14.5萬元。

泛海國際旗下滙都曾多次爆出撻定潮，屋苑今年3月開始收樓，惟至今已錄得至少3宗短炒獲利個案，由「撻訂之城」漸漸轉型「短炒之城」。
