「撻訂之城」洪水橋滙都局勢扭轉!兩房485萬沽 炒家賬賺27萬

減息效應下,二手樓市氣氛回暖,部分早前入市的新盤業主成功短炒獲利離場。洪水橋滙都一伙兩房單位新近以485萬元沽出,原業主持貨11個月,賬賺約27萬元。

內地客承接維港1號「腰斬貨」 三個月炒高13% 速賺63萬元

上述成交單位為滙都3座高層A11室,實用面積439平方呎,兩房間隔,原先叫價488萬元,最終微減3萬元,獲上車位斥485萬元買入自住,實用呎價11,048元。

至於原業主於2024年10月以458.1萬元一手買入單位,持貨約11個月,現轉手賬面賺26.9萬元,期內單位升值5.9%。若扣除包括代理佣金及稅務等費用合共約12.4萬元,料實際賺14.5萬元。

泛海國際旗下滙都曾多次爆出撻定潮,屋苑今年3月開始收樓,惟至今已錄得至少3宗短炒獲利個案,由「撻訂之城」漸漸轉型「短炒之城」。
