In light of a slight recovery in the property market, major developers are seizing the opportunity to introduce new projects. Henderson Land (0012) has officially launched the first phase of its To Kwa Wan residential project, Highwood, on September 3. The developer unveiled the show flats, uploaded the sales brochures, and released the first price list for 81 units. The discounted average price per square foot for the first batch is HK$17,988, with unit sizes ranging from 272 to 465 square feet. The smallest unit, a one-bedroom flat on the 5th floor of Block 1 (Unit L), is priced at HK$4.563 million after discounts.

The developer plans to open the units for public viewing and begin accepting registrations for purchase this weekend, with the first round of sales planned for later in September.
The first price list includes a mix of one-, two-, and three-bedroom units. Specifically, there are 25 one-bedroom units, 50 two-bedroom units, and 6 three-bedroom units. Prices range from HK$5.07 million to HK$9.891 million, with discounted prices between HK$4.563 million and HK$8.9019 million. The discounted price per square foot ranges from HK$16,233 to HK$20,451, bringing the total value of the batch to an estimated HK$540 million.
In terms of project details, Highwood Phase 1 includes 401 units, with sizes ranging from 230 to 832 square feet. Unit types include one-bedroom (187 units), two-bedroom (186 units), three-bedroom (26 units), and two special three- or four-bedroom units with sizes of 536 and 832 square feet. The smallest unit, located on the 3rd floor of Block 1 (Unit N), has a usable area of 230 square feet and includes a 334-square-foot terrace.
The project is expected to officially launch sales in September, with the first phase targeting one- and two-bedroom units. Most units will offer views of Hoi Sham Park, and the estimated completion date is May 31, 2027. The second phase, featuring 411 units, is expected to launch later this year, with some units offering sea views.
