業主減價求售 信心指數續跌

全球新冠肺炎疫情反覆加上股市波動,二手業主均減價求售,個別業主更累減兩成,而「美聯信心指數」最新報58.9點,按周跌3.1%。有代理透露,青衣偉景花園低層2房,原業主自9月放盤期間多次降價,最終累減171.2萬元或21%,以628.8萬元沽出。而屯門啟豐園亦錄高層單位減價逾一成易手。

樓價方面,「美聯樓價指數」最新報173.33點,按周跌0.5%,連跌2星期。據美聯物業網站資料,減價盤比率最多的三個區份是杏花邨、九龍城及荃灣。

二手業主普遍願接受議價,祥益地產袁思賢表示,屯門啟豐園日前錄得3座高層D室成交,面積372方呎,獲區外首置客垂青,而且原業主增加議幅,由放盤至今累積減價達80萬元或12.5%,最終上述買家以560萬元購入自住,呎價15,054元。
