灣仔仁誠大廈申強拍

伐緩慢,但亦有個別成熟項目入紙申請強拍,以求盡快統一業權。灣仔摩理臣山道29號仁誠大廈已接近「埋尾」階段,財團經已收購逾九成業權,剛向土地審裁處申請強制拍賣,為今年第12宗申請。財團呈交的測量師報告指,項目未重建前市值約1.67億元。

可重建1.73萬呎樓面

項目處於「其他指定用途(混合用途)」地帶,佔地約1,920方呎,現為1幢10層高商住大廈,樓齡約56年,最低一層為地舖,樓上則為1梯兩伙的住宅。日後若以地積比率9倍發展,可建樓面約1.73萬方呎。

根據土地審裁處資料顯示,廣中發展已經持有91.3%業權,近日申請強拍,尚餘4樓A室及5樓A室兩個住宅單位未獲收購。

該公司董事包括關錫錚等,曾代表茶果嶺鄉民聯誼會向城規會申請公私合營重建茶果嶺村。
