上車客分支客料各有所好

車盤登場,中原地產亞太區副主席兼住宅部總裁陳永傑及美聯物業住宅部行政總裁布少明均認為,兩個市區上車盤同步開價推售,各有各的客源。其中,曼翹首張價單定價比區內同類一手貨尾2.1萬至2.5萬元低至少15%,是有吸引力的起動價。再加上曼翹屬於短期樓花期項目,相信可吸引大批上車客認購,包括居屋客及白居二客,料日後加價3%至5%亦可獲市場接納。

至於鄰近太古站及太古城商場的THE HOLBORN,他們認為首批單位折實價全數低於800萬元,且樓齡已有30至40年的太古城沒有如此細面積單位,令入場費相對附近二手屋苑及黃竹坑新盤揚海平,預料投資客約佔一半,亦可吸引附近港島東區屋苑如太古城、康怡花園、杏花邨分支家庭及上車客,料加推時加價3%至5%仍有承接力。
