九龍二手大單位成交跑出

九龍豪宅除頻現高價成交,交投同樣活躍。中原地產研究部昨日指出, 4月全港二手私人住宅買賣合約C類單位(753至1,076方呎)錄580宗,按月升10.1%,金額80.18億元,按月升12.9%,主要由九龍買賣帶動。另外,九龍D類(1,076至1,721平方呎)、E類(1,722平方呎或以上)成交同樣急升。

4月九龍D、E類二手私人住宅買賣錄55宗、16.77億元及7.94萬方呎,按月升34.1%、45.4%及35.6%;每宗平均值3,049萬元,平均面積1,442方呎,呎價平均為24,099元。 至於九龍C類二手買賣錄125宗、20.13億元及10.90萬平方呎,分別升17.9%、24.6%及16.8%;每宗平均值1,610萬元,平均面積872方呎,平均呎價18,437元。

至於4月全港二手私人住宅買賣登記5,387宗及481.29億元,分別按月升4.9%及7.2%,金額為1997年7月後按月新高,宗數則創近八年半按月新高;每宗平均值893萬元,平均面積562方呎,呎價平均為15,360元。
