首季車位成交量有望見2年半新高

倍印花稅後,車位交投顯著急升,中原地產研究部高級聯席董事黃良昇指出,截至3月29日,2021年首季整體住宅車位暫錄2,316宗及41.35億元,較2020年首季1,011宗及21.51億元,按年激增約1.3倍及0.9倍。他預料整季車位成交可達2,380宗及42億元,宗數將繼2018年第三季2,506宗後再次重上2,000宗水平,兼創下10個季度(約2年半)新高,金額亦創下7個季度新高。

一手登記料達1100宗

一手車位方面,由於發展商積極推售車位,首季暫錄1,072宗及23.46億元,料整季可達1,100宗及23.7億元,較2020年同期的505宗及13.78億元分別急升約1.2倍及0.7倍。該行料今年首季的登記宗數及金額,可繼2018年第二季1,264宗及32.33億元後,齊創11個季度新高。

二手車位表現同樣亮眼,首季暫錄1,244宗及17.88億元,料整季可達1,280宗及18.3億元,較2020年同期的506宗及7.72億元急升1.5倍及1.4倍,首季最終登記宗數將繼2018年第三季1,639宗後10個季度新高,金額則創7個季度新高。
