上月二手私宅租金跌1.2%

9月份私人住宅實用面積平均租金錄得34元,按月跌1.2%。今年6月份,租金進入季節性旺市,結束連跌10個月的局面,兼按月急升2.1%,確認進入暑期租賃旺市。其後租金升幅開始收窄,7月份升1.5%,8月份沒有升跌,開始步入旺市尾聲。9月份租金按月跌1.2%,正式確認暑期租賃旺市完結。

6月份租金止跌回升

中原地產研究部高級聯席董事黃良昇指出,其間本港出現新冠肺炎疫情,租金走勢持續受壓,兼跌幅擴大,當中今年2月至4月分別按月急跌2.0%、2.0%及2.1%。其後疫情受控,轉租及減租潮結束,加上順利進入傳統租賃旺季,租賃宗數持續上升,6月份租金止跌回升,確認傳統租賃旺市順利來臨。

十大藍籌屋苑方面,9月份匯景花園錄34.4元,按月升4.9%。太古城升0.3%。黃埔花園及嘉湖山莊沒有升跌。海怡半島跌0.5%、美孚新邨跌0.9%、麗港城跌1.2%、康怡花園跌1.8%、杏花邨跌3.2%及沙田第一城跌4.9%。
