CCL三大指數 創42周新低

,反映二手樓價走勢的中原城市領先指數CCL最新報176.98點,按周跌0.65%,重返去年3月中水平。中原地產研究部高級聯席董事黃良昇指出,本周CCL、CCL Mass及CCL(中小型單位)三大整體指數齊跌,是近10周第5次出現,並齊創42周新低,顯示樓價調整尚未完成,走勢反覆回軟。

中小型單位按周跌0.78%

中原城市大型屋苑領先指數CCL Mass報178.61點,按周跌0.76%。CCL(中小型單位)報177.28點,按周跌0.78%。三大整體指數上周齊升,今周齊跌。近10周計,齊升出現5次,齊跌亦同樣出現5次,走勢一致反覆。

回顧施政報告後10周,首5周樓價反覆回穩,三大整體指數齊升3次,齊跌2次,當中CCL累升0.49%、CCL Mass升0.96%及CCL(中小型單位)升0.85%。近5周計,三大整體指數齊跌3次,齊升2次,每次高位均比上一次低,低位亦同樣比上一次低,樓價走勢反覆向下,CCL累跌1.61%、CCL Mass跌1.57%及CCL(中小型單位)跌1.60%。

至於CCL(大型單位)報175.43點,按周升0.08%,結束連跌6周,兼連續3周企穩175點水平,走勢有回穩跡象。

九龍樓價結束連跌5周

新界兩區樓價今周齊跌,近10周出現5次。新界東CCL Mass報189.01點,按周跌0.42%,連升3周後正常回軟。新界西CCL Mass報162.40點,按周跌1.11%,連續5周走勢一跌一升。九龍CCL Mass報172.16點,按周升0.02%,結束連跌5周。港島CCL Mass報185.49點,按周跌1.62%,近5周走勢持續一跌一升。

施政報告後10周計,首5周港九兩區領升,指數分別升3.13%及1.13%。同一時間,新界西僅升0.40%。而新界東更跌2.09%。隨後5周港九走勢回軟,各自累跌2.53%及3.17%。相反,新界兩區走勢平穩,近5周新界東升0.81%,新界西則升0.26%。
