鰂魚涌The Holborn高層1房戶月租$1.8萬成交租金回報率約3.4厘

美聯物業 - 陳昌裕經理表示，雖然暑期租務旺季完結，但優質租盤仍然受捧，租金價格持續上升。該行剛促成港島東The Holborn一個259實呎優質租盤成交，同區客鍾情屋苑質素及配套，以及居住環境，生活消閒方便，而且租金合預算，故以呎租近$70承接，而2024年貨租金回報逾3厘水平，回報吸引。

陳昌裕指出，是次成租的The Holborn為高層A3室單位，實用面積約為259呎，為一房戶型，租客鍾情屋苑樓齡淺，配套完善，鄰近港鐵站。業主原先開價約$1.85萬月租，議價後以月租$1.8萬成交，折合實用呎租約為$69.5。業主於2024年3月以約$638萬購入上述物業，按現時租金水平計算，租金回報率約3.4厘。

而本月至今，屋苑已錄得約4宗租務成交，而8月全月屋苑則錄得約10宗租務成交。
