鰂魚涌The Holborn高層1房戶月租$1.8萬成交 租金回報率約3.4厘

美聯物業 - 陳昌裕經理表示,雖然暑期租務旺季完結,但優質租盤仍然受捧,租金價格持續上升。該行剛促成港島東The Holborn一個259實呎優質租盤成交,同區客鍾情屋苑質素及配套,以及居住環境,生活消閒方便,而且租金合預算,故以呎租近$70承接,而2024年貨租金回報逾3厘水平,回報吸引。

陳昌裕指出,是次成租的The Holborn為高層A3室單位,實用面積約為259呎,為一房戶型,租客鍾情屋苑樓齡淺,配套完善,鄰近港鐵站。業主原先開價約$1.85萬月租,議價後以月租$1.8萬成交,折合實用呎租約為$69.5。業主於2024年3月以約$638萬購入上述物業,按現時租金水平計算,租金回報率約3.4厘。

而本月至今,屋苑已錄得約4宗租務成交,而8月全月屋苑則錄得約10宗租務成交。
