中原地產 - 胡耀祖經理表示，近日市場交投氣氛正面，馬鞍山區本月暫錄約82宗二手成交，與上月相若。其中海典居最新錄得8座高層C室，建築面積750平方呎，實用面積559平方呎，2房間隔，開價約$730萬，議價後以$708萬易手，實用平均呎價約$12665。

胡耀祖指，新買家為用家，見單位價錢合理，高層開揚，即決定入市單位自用。據了解，原業主於2008年以$377萬購入單位，持貨17年，是次轉手賬面獲利$331萬離場，單位期內升值約88%。
