中原地產馬鞍山天宇海分行分區營業經理陳鴻霆表示，近期市場焦點落於一手，二手交投難免受壓，不過亦開始有部份向隅客回流二手市場，馬鞍山區5月共錄約88宗成交，嘉華星濤灣5月共錄2宗成交，包括1座中層H室，單位建築面積1097平方呎，實用面積811平方呎，3房間隔，開價約$1060萬，零議價易手，實用平均呎價$13,070。

中原陳鴻霆指，原業主於2005年以$438萬購入單位，持貨18年，賬面獲利約$622萬離場，單位期內升值約142%。
