美聯物業 - 吳偉文經理表示，憧憬減息及施政報告利好後市，多區二手交投增多，細價樓繼續受到市場追捧。粉嶺碧湖花園本月已累錄6宗成交，該行最新促成441實呎戶以$415萬成交，折合呎價約$9,410。

吳偉文表示，成交單位為粉嶺碧湖花園7座中層B室，實用面積為441平方呎，屬2房間隔。據悉，單位早前以$450萬放售，區內用家於議價後以$415萬承接，實用呎價約$9,410，減幅7.8%。

資料顯示，原業主2004年以約$102萬購入，持貨21年，帳面獲利$313萬。
