中原地產-周志華經理表示，減息帶動下，近期入市氣氛向好，粉嶺上水區本月暫錄約32宗二手成交，較上月同期增加約1.6倍，其中粉嶺牽晴間月暫錄約3宗成交，最新錄得10座中層D室，單位建築面積532平方呎，實用面積384平方呎，2房間隔，開價約$430萬，日前議價後以$425萬獲承接，實用面積平均呎價$11068。

中原地產-周志華經理指，新買家為年輕上車客，見屋苑環境舒適，價錢合理，即購入單位作自住之用。據了解，原業主於2007年以$127萬購入上址，持貨18年，現轉手賬面獲利$298萬離場，單位期內升值235%。
