世紀21奇豐物業愉翠苑分行經理楊麗娟表示，該行新近促成沙田綠怡雅苑成交，單位為3座高層G室，實用面積580平方呎，屬2房2廳間隔，座向東南望市景，放盤1個半月，叫價$680萬，成功以$618萬(居二市場價) 成交，減幅9.1%，實用面積呎價$10,655。

據了解，原業主於2016年10月購入上址，當時作價$469萬(未補地價)，持貨7年至今沽售，賬面獲利$149萬，單位期內升32%。
