沙田第一城2房議價後以$400萬獲承接單位期內升值6.7%

中原地產-蔡創文經理表示投，日前促成沙田第一城39座低層C室，單位實用面積304平方呎，建築面積410平方呎，2房間隔，日前議價後以$400萬獲承接，實用面積平均呎價$13,158。

據了解，新買家為上車客，見屋苑位置方便，單位價錢合理，即承接單位自用。據了解，原業主於2025年6月以約$375萬購入單位，持貨約不足半年，是次易手賬面獲利$25萬離場，單位期內升值6.7%。
