世紀21奇豐物業 - 楊麗娟經理表示，該行新近促成沙田愉翠苑成交，單位為愉能閣（M座）低層03室，實用面積519平方呎，2房2廳間隔，座向西北望市景，放盤40日，叫價$530萬，減$15萬或減幅2.8%，成交價$515萬（居二市場價），實用呎價約$9,923。

據了解，原業主於2007年6月以$134.4萬（未補地價）購入上址，持貨18年至今將單位沽售，帳面獲利約$380.6萬，單位期內升值約2.8倍。
