柴灣居屋「公屋價」132萬沽 呎價3000蚊創13年新低 因一個原因蝕一半樓價

在二手樓市中,另類物業的交易普遍帶來較大的折讓。近日柴灣佳翠苑一個兩房事故單位以132萬元的未補地價成交,呎價僅3,048元,相當於公屋的價錢,創下至少13年的新低紀錄。

上述單位為佳翠苑B座高層單位,實用面積433平方呎,原先以170萬元未補地價放盤,最終減價至132萬元成交,累計降價48萬元或22%,折合的呎價僅3,048元,與該屋苑同戶型單位相比,低出約50%。正常情況下,同類單位的呎價應在6,000元左右。

據了解,該單位曾發生自殺事件,以致樓價受重大影響。原業主於2013年以265萬元的未補地價購入該單位,持貨13年,帳面損失高達133萬元,單位貶值超過50.1%。
