杏花邨中層成交價$1,250萬實用呎價$15,133

美聯物業-李聖智董事表示，該行剛促成杏花邨第46座中層8室單位成交，實用面積約826平方呎，單位向東南及擁有全海景致，屬屋苑內優質放盤，故獲外區客垂青，並以$1,250萬入市，實用面積平均呎價約為$15,133。而原業主早於1989年持有物業，是次轉手帳面大幅升值逾9倍。屋苑本月至今暫錄得約9宗買賣，成交表現相當不俗。

李聖智指出，上述成交單位為三房套房連儲物房間隔，有露台，而且單位坐擁全海景，為優質放盤，並獲外區用家垂青，加上買家亦鍾情屋苑有海濱長廊，樓價亦合預算，故拍板以$1,250萬入市。原業主於1989年7月以約$119.598萬購入物業，是次轉手帳面大幅獲利約$1,130.402萬或升值逾9倍。
