市建局斥5,969萬購九龍城麻雀館舖林氏家族持貨7年輸逾千萬

市區重建局（市建局）積極推展九龍城衙前圍道/賈炳達道巨無霸重建計劃，持續收購區內物業，當中麻雀館「鷄記」位於衙前圍道的自用分店舖位，由市建局斥資5,969萬元收購，持貨約7年賬面蝕逾千萬元。

資料顯示，九龍城衙前圍道70至72號金滿樓地下及1樓B舖，地下建築面積2,100方呎，1樓建築面積約688方呎，分別獲市建局以5,525萬元及444萬元收購，合共作價5,969萬元，地舖部分呎價約2.63萬元，1樓部分呎價約6,529元。

物業現為麻雀館「鷄記」的九龍城分店，於2023年開張。原業主為「鷄記」麻雀館林氏家族，據了解，林氏家族於2018年中透過買賣公司形式購入該舖位，有指作價約7,000萬元，初時一直收租，近年才作自用，現沽出賬面虧蝕1,031萬元，持货7年貶值14.7%。
